Frequently Asked
Questions.

Clear answers to your most common mortgage and financial protection queries.

Borrowing & Deposit

How much can I borrow for a mortgage?
Generally, lenders offer between 4 and 4.5 times your annual gross income. However, this is heavily influenced by your monthly outgoings, credit commitments, and the size of your deposit. We provide a detailed borrowing assessment during our first consultation.
What is the minimum deposit required?
The minimum is typically 5% of the property value for residential purchases. While a 5% deposit makes homeownership accessible, reaching a 10% or 15% threshold often unlocks significantly lower interest rates.

The Application Process

How long does a mortgage application take?
A 'Decision in Principle' can often be secured within 24 hours. The full application to 'Mortgage Offer' typically takes between 2 to 4 weeks, depending on the lender’s valuation speed and current service levels.
Do I need an Agreement in Principle (AIP) before viewing homes?
Highly recommended. In a competitive market like Birmingham or Manchester, estate agents and sellers often prioritize buyers who can prove they are mortgage-ready. It also gives you absolute confidence in your budget.

Specialist Circumstances

Can I get a mortgage if I am self-employed?
Yes. While it can be more complex, we specialize in self-employed applications. Lenders typically require 2 years of accounts, but some specialized lenders will consider 1 year. We help present your figures (salary, dividends, or net profit) in the best possible light.
What if I have a poor credit history?
Minor credit blips don't always mean a rejection. We have access to 'adverse credit' lenders who look at the story behind the credit report. We will review your credit file and advise on the most suitable routes available to you.
